A proof of funds letter is an official document that is commonly used by borrowers when making offers to purchase a property. The seller usually requests the proof of funds document before an offer is accepted and it certifies that the buyer or entity has the required funds. The document usually comes in the form of a statement issued by the institution where the purchaser’s money is being held, commonly a bank or other credit financial institutions.

What is included in proof of funds? 

There are different types of funds acceptable as proof of funds. A bank statement is the most known type, while a copy of a money market account balance is also acceptable in some transactions. These letters are usually required when purchasing a home or property, mortgaging a house, or making a cash down payment. A proof of funds letter includes the following criteria:

• The name and address of the financial institution
• The date of the statement and dates that the funds appeared in the accounts
  
• An official bank statement which can be printed at the buyer's bank branch or sent as an online statement
• Account descriptions and balance of funds in checking and savings accounts
  
• Signature of an authorized employee at the bank, or a notary
